An Empirical Investigation of the Housing Quality in Alimosho Local Government Area of Lagos State; Nigeria

Abstract:

Housing quality goes beyond the definition of mere minimum standards as it takes physical, materials, social and economic constituent of the residential environment into consideration. Housing quality also concern itself with assessment of the aesthetic and use value which are attributable to residential buildings. This study examined the relevant housing laws in Lagos State with particular emphasis on Alimosho Local Government Area but more importantly in Bada-Ishefun area with a view to establishing the effect of the housing laws on the quality of housing in the study area. In attempt to meet the objective of the study, structured questionnaires were administered on 210 residents of the study area out of which 195 which represents 93% of the total administered questionnaires were retrieved while 51 questionnaires were also administered to Estate Surveying and Valuation firms having their offices within Ikeja axis of Lagos state out of which 45 representing 88% of the administered questionnaires were returned and found useful for the study. The data collected via the administered questionnaires were analyzed using simple statistical apparatus including mean, frequency tables and Relative Importance Index (RII). The research showed that most of the building structures within the study area are not adequate and did measure up to modern day standards in terms of quality and went ahead by recommending enactment of appropriate laws and standards which will go a long way at enhancing building quality houses while the existing buildings in the area should be improved upon.
