Abstract:
A review of property management literature highlighted the critical role that property managers play in managing the residential properties. Property management evolved not only as an operational discipline to ensure that provided services are effectively managed but also capable of analyzing and responding to the changing needs of organizations. However, there is currently very little understanding of the internal capabilities that are appropriate for residential property management. Therefore, the identification and evaluation of residential property management capabilities is become important. The study adopted the fundamental of Resource-Based View and Dynamics Capabilities concentrating on the types of resources and capabilities highlighted in those theories.This paper outlines the structure of framework that identifies the key drivers of property management capabilities in a way to translates them into the property management capabilities index (PMCI) to provides property managers with a tool to evaluates their management capabilities. A review of the relevant literature and focus group discussion were conducted to define and characterize the key drivers. The study identifies five specific key drivers and relevant subcategories that further will be weighted and assessed that make up the PMCI. The key drivers will assist f property managers to evaluates their management capabilities on the need for improvement in management practices.
