Abstract:

High demand for houses by the Malaysians and issues of undelivered houses to the buyers has encouraged the government to introduced many policies to solved these problems.Part of the initiative was introduction of Industrialized Building System (IBS). IBS also known as pre fabricated building components. There a lot of forced factors by the Malaysia government to make sure that the usage of IBS in construction industry especially in residential building because the local housing demand has increased over the year. Conventional methods long construction period for the housing project in Malaysia exposed the project to many risks include increase of material and sources price. These problem contribute to abandon housing project because in Malaysia, the concept of sell then build has been applied.
