Abstract:
Our research discussed the impact of tenant mix on rent prices among shopping centers in the Association of Southeast Asian Nations (ASEAN) member countries. Tenant mix is one of the factors that increases the visitor's shopping experience. Shopping center managers should plan and manage a good tenant mix to maximize their income. Previous research about tenant mix applied several proxy variables to explain tenant mix. There were no studies that describe tenant mix as a stand-alone variable. Estimates of tenant mix’s impact on rent prices have only been made by foreign countries especially western countries, and still use categories that apply only to foreign countries. There are no researches to date that study the impact of tenant mixes on shopping center's rent prices in ASEAN countries. Tenant mix is one of determinants of shopping center rent prices. The absence of mechanism for estimating the tenant mix index is a problem for shopping center managers in ASEAN countries. They don’t have the tool to calculate the right rent prices for prospective tenants based on their tenant mix. Our research aims at obtaining independent variables and control variables that can be applied in the model of tenant mix’s impact on rent prices. We obtain objective variables that fit for the context of shopping centers in ASEAN. The method of our study is qualitative with literature studies.
