Multiple Regression Analysis As A Tool To Property Investment Decision Making

Abstract:

The application of numerical analysis to the property investment and its decision making gains momentum in the recent years. While the efforts have been widely undertaken by the academicians in the United States of America as well as the United Kingdom, Malaysia’s experience is the opposite. Responses from the local academician are rather slow and the rate is even slower as far as the practitioners are concern. This paper illustrates how the Multiple regression analysis and its extension, Hedonic Regression Analysis been used in explaining price variation for selected houses in Malaysia. Each attribute that theoretically identified as price determinant is priced and the perceive contribution of each is explicitly shown. The paper demonstrates that ability of statistical of multiple regression analysis in analyzing property investment hence provides a tool in decision making.
