Rental income in the methods of agricultural land valuation

Abstract:

In the article the method of estimation of agricultural land, based on the generalization of existing theoretical and methodological approaches, is improved by including in the calculation of rental income complex factors in the formation of differences in evaluated lands according to soil and climatic features and placement conditions. Results. The authors have conducted a generalization of forms of land rent on the basis of comparison of the conditions of origin that lead to them. The definition of differential rent is given taking into account not only the soil parameters, but also the level of security in the thermal and water modes. In the process of studying the reasons for the formation of absolute rent, the need to improve methodological approaches to its evaluation, based on a cost concept, which combines the formation of individual value and the price of agricultural production on lands with different properties has been identified. The improvement of the methodical approach to the estimation of land plots in terms of taking into account the factor of land placement relative to markets (transport rent) has been offered. In future it enables the formation of support plans for the transportation of agricultural products. The conducted calculations allowed to allocate quasi-rent in terms of logistical advantages that allow to identify the quasi-rent with uneven development of transport and sales infrastructure and the territorial market conditions.
