Abstract:

The issues addressed in the work concern the conditions of making decisions in the process of real estate appraisal that belongs to the area of management sciences. The paper aims to analyse and evaluate factors that affect the quality of the appraisal process and the final estimation of the real estate value. It constitutes the final report on the research on the risk factors of real estate appraisal, which was partly described in the article Identification of Risk Factors in the Process of Real Estate Appraisal prepared for IBIMA 2019, Madrid, Spain. The article contains the results of the analysis of the factors and their evaluation. A qualitative approach was used to describe the research results. The methods of scientific inference such as analysis and synthesis were employed as research methods. Although the survey was conducted among Polish property appraisers, its results are largely universal due to the advanced and continuously progressing valuation standardisation process worldwide. Therefore, they can provide a starting point for researchers from other countries to design their studies in this area.
