Abstract:
This research aims to analyze the location-related determinants of rent in the office building market, with a primary focus on public transport characteristics. A unique dataset comprising 479 buildings was collected, which varied in factors such as age, technical standards, and proximity to public transport. The results indicate that connections to the subway are of significant importance, along with general location factors (such as proximity to the Central Business District) and building characteristics, such as green certificates, number of floors and building GLA.. No strong, clear, significant relationships were found with other modes of transportation, such as, buses or trams or other building characteristics like its age or size of typical floor.
