Abstract:

The functional real estate market and housing have an impact on the economy at almost all levels and via each aggregated variable in the marketplace. It creates conditions to utilize an area potential as well as to attract a qualified workforce into an urban area. Low work mobility, high indebtedness, missing institutional environment in Slovakia is also related to the utilization of housing stock in which housing occupied by owners dominated while rental housing sector compared to developed European countries is significantly undersized. The authors aim to point to functional institutional environment related to insufficient rental housing in Slovakia.
